Middleton Plot – Residential Site Masterplan

PJH Architectural Services were appointed by our clients Buildzone UK, to produce concept residential site masterplan schemes on a plot of land in Middleton, Rochdale. Having worked with Buildzone UK on a number of previous projects see Ellesmere Primary School and developed a successful partnership, we were delighted to get the opportunity to work together once again and offer our expertise on this exciting scheme.

Brief & Design

Buildzone had recently been approached by the private land owner regarding the potential to purchase the dilapidated plot of land and former scrap yard in Middleton; the owner was open to offers from developers who could rejuvenate the plot and provide a selection of high quality housing to the area. Working closely with our clients, the brief was developed to provide a series of potential residential site masterplan schemes within the confines of the plot, in order to gain an insight into the financial viability of the overall project. Ensuring the designs complied with National planning policies as well as Rochdale’s policies and development plans, a series of early concept sketch proposals were put together consisting of an array of modern townhouses, high quality semis and contemporary apartments – ranging from 34-50 overall units on site – giving our clients the opportunity to explore the feasibility of the proposals. Once an initial concept had been agreed upon, the chosen scheme was developed further and in more depth, encompassing detailed dwelling types, circulation and public green space. The products of our residential site masterplan scheme enabled Buildzone to produce an in-house cost feasibility on the plot which created a Build Cost v’s Return on Investment.
