PJH Architectural Services were brought in by our client to assist them in their ground floor rear kitchen extension in Timperley, Altrincham. Our client was looking to extend the property to the rear as much as possible whilst still abiding Trafford Council’s current planning policies. Having previously extended partial width across the rear elevation at both ground and first floor level, our client felt the space was a little disjointed and further extending could create a more usable layout.
By extending a further 3m from the original extension and by “infilling” the space between the adjoining neighbour’s property and our client’s previous extension, we were able to increase the floor area by a modest 24m² floor space to the property. Further to this, by removing internal walls and relocating the existing utility, we were able to create a large open plan kitchen and dining & snug area. Despite being an “open-plan” area, we utilised pockets of space created by the stepped extension and provided a perceptual division between the kitchen, dining and snug areas. The rear open plan space looks to further utilise the stepped extension by providing a large corner glazed sliding door system, this feature really opens the property to the outside and provides ample natural daylight. With daylight being an important requirement for our client we also looked to include full height glazing and rooflights above, which also enhances a contemporary feel to elevations.
We also re-configured the floor space at the front of the property, starting by converting the garage, we were able to create a new playroom for our client’s young family as well as providing somewhere to locate a new utility room. On the front elevation where we had removed the existing garage door, we looked to provide a new full height bay window to replicate the opposite side of the property and to tie in with the existing cantilevered bay above garage door at first floor level, providing symmetry on the front elevation. Further additions to the ground floor included a new WC shower room, accessed from the main hall and larger hall area.
Our client also wants to incorporate a pergola sheltered area accessed from the sliding doors within the kitchen, the perfect space for entertaining, but was concerned with how all these features may tie together. By offering CGI visual services we provided our client with realistic elevations to show the proposed works, while also assisting with the planning application.
