Initially, PJH Architectural Services will visit you at your home/proposed development site to carry out a consultation, at which point your brief and full requirements will be discussed in detail.
Once a fee proposal is formally issued and agreed, PJH Architectural Services would complete a full measured survey of your property as it currently exists. This will then form the basis of your proposed extension design and allow PJH Architectural Services to provide you with early sketch schemes which will help you visualise your proposals.
Following the opening discussions to establish your requirements, PJH Architectural Services will provide sketch proposals, working with you and to suit your requirements, with the objective of progressing your design as smoothly and quickly as necessary to suit all agreed timescales.
We will produce your proposed building designs for your review, from our extensive experience and expertise we will make recommendations which will facilitate (where possible) your design whilst providing you with the most cost effective solution. Our drawings will be issued via email and by hard copy if required, for your review and comments. It is imperative that the home extension design meets your requirements and that you are happy with our proposals before the next stage can begin.
Once the initial sketch proposals are agreed, we will look towards producing detailed planning drawings normally consisting of detailed floor plans, elevations, roof plans and 1:500 & 1;1250 scale site location plans. All of this information is mandatory for a planning application to your local authority.
The aim of these drawings is to provide a clear and concise set of information that will provide your local authority with a good understanding of your proposed works. The clearer and easier to understand the drawings are the easier it makes it for your local authority to comprehend your proposals, which in turns aids in the planning approval process.
PJH Architectural services deal directly with the local authority and complete and submit all drawings and applications on your behalf.
Once planning is approved we look towards producing your detailed building regulations and tender drawings.
As part of this detailed package of information, detailed sections and material specifications are produced which provide complete and concise information for all aspects of the build. PJH Architectural Services formally issue all information to approved building control inspectors on your behalf. It is these drawings that form the basis of your tender drawings that can be passed onto builders/contractors for accurate pricing of the works. The amount of detail on the drawings at this stage is critical in order to ensure that tendering contractors have all the required information to provide you, as the client, with a detailed tender price that is set from day one to ensure cost certainty.
We pride ourselves on the detailed drawing packages that we produce, our client feedback speaks for itself. It is the architectural technologist’s expertise that we have that enable us to produce such packages, which are a critical part of any development no matter what scale.
Our information initially provides contractors with all the information they require at the tender stage. If PJH Architectural Services are appointed to oversee the site works, these drawings then form the contactors set of construction information. Having this detailed information saves time, on and off site, provides contractors with the necessary information for budget purposes and for their sub-contractors to accurately work from.
PJH Architectural Services offer an on-site supervision service that is becoming ever more popular.
Whilst each project is individual, we understand that each and every client and building contractor is also unique, with various qualities that may or may not be utilised throughout the course of the on-site works.
We offer a tailored service to suit each project. The service consists of site visits/inspections at set intervals to review progress, workmanship, quality and monitor program. Each visit entails a detailed walk around by PJH Architectural Services and your contractor to discuss all on site findings, positive or negative. We offer advice and expert help to both you and the contractor throughout the course of the project. We then provide you as the client with a site report which details our findings, works completed to date, proposed works within the coming weeks and progress photos.
We have found that this has been an invaluable service to many of our clients. It avoids any areas of doubt that clients may have, it provides an impartial 3rd party option on construction and detailing matters and ensures that all works are being carried out in accordance with detailed drawings, thus avoiding the situation of ‘well it’s built now so what can I do’.
At PJH Architectural Services we have an ever growing client basis that solely require services relating to new build properties, we have seen a growing interest from both small developers and domestic clients wishing to acquire land to initially obtain sketch proposals/feasibilities, planning consent and the potential to build small developments of one off new build properties.
