Ground floor rear extension Sale!

We were able to add an additional 1 meter rear extension to the family home in Sale, this coupled with the existing footprint, provides a large open plan area for dining, entertaining and kitchen/food preparation space. It was important for our client to incorporate a utility and ground floor WC, which is an added bonus when you have a growing family!

To avoid additional costs by simply creating a larger rear extension, we utilised some of the existing garage space (which was being used as a storage area) and incorporated a utility which was linked to the new open plan kitchen. A new WC was incorporated centrally within the house, with direct access off the new open up hallway.

It was a priority to allow the rear extension to become part of the outdoor space within the warmer summer months, we adopted a large set of bi-folding doors which ran the full width of the rear extension.

We also incorporated apex glazing above the bi-folding doors which runs to the underside of the vaulted roof, which provides a pivotal feature within the open plan space and helps maximise natural daylight, this is something that we had also incorporated within their neighbours extension in 2017.

Our client had concerns over their dimly lit daughter’s bedroom on the rear elevation and wanted us to explore options to increase natural daylight, we provided sketch proposals which allowed for the existing windows to be realigned and increased in size, which not only provided far greater natural daylight into the bedroom but also helped to add some symmetry to the rear elevation.  Rear extension sale.

Where there once was a pitched roof above the old kitchen extension, we maximised this space by created a first-floor extension which allowed our clients son’s bedroom to be extended and an en-suite to be incorporated.

Our detailed planning drawings were dealt with and approved by Trafford Council within the allocated 8 weeks statutory authority timescale, we have since provided detailed tender and building regulations drawings to our clients and provided details of reputable builders that we have worked with over the past 5 – 6 years, which enables our client to obtain precise quotes for the works based on our accurate and detailed information.
