PJH Architectural Services were brought in for this external renovation in Prestwich, by our client having just bought a traditional 3 bed 1930’s semi-detached property within Prestwich.
Their brief was to transform this tired and dated looking semi-detached property into a stunning contemporary family home for themselves and their 2 young children.
From the initial consultation it was apparent that while the client brief was clear, they would rely on us for some design inspiration especially regarding the external treatments. The use of Zinc cladding, vertical timber cedar cladding and a mixture of render and brickwork were pallets of materials that the client favoured.
We soon provided designs creating a better use of space at the ground floor coupled with a generous ground floor rear flat roofed extension. We created a large open plan kitchen/dining/snug area orientated around a focal point of a large island, complete with a large feature rooflight and flush threshold sliding doors – which combined together, maximises the amount of natural daylight available within the room. The space at the side of and beneath the stairs was utilised by incorporating a small utility and ground floor WC accessed off the hallway, was critical for a young growing family.
A new staircase at the first floor provides access upto the new loft conversion, which provides a master bedroom, en-suite facilities and a walk in wardrobe.
As well as providing initial sketch proposal and feasibility layouts, we also produced detailed planning drawings and dealt with the planning application, once approved we produced building regulations and tender packages of information, which enabled the client to tender the works to a list of local reputable builders and obtain precise fixed fee tender costs based on detailed and accurate drawn information.
