Ground & first floor extension side, rear extension and internal refurbishment in Didsbury

Purchased as an investment opportunity, PJH Architectural Services have been appointed by a contractor who we have a long-standing working relationship with mjbuildcontractors.co.ukWe have been commissioned to produce detailed planning drawings for their Semi-detached property in Didsbury, Manchester. The brief was to maximise the footprint to its full potential, create an open plan ground floor and introduce a 4th bedroom with en-suite facilities and a walk-in-wardrobe as well as a full internal refurbishment.

In order to maximise its resale value, a common trend among prospective young families, is to create a large open and communal space for the whole family to use. So, we looked to design an open plan kitchen/ diner/ snug space. Situated across the full width of the rear of the property. The new rear extended communal space is opened up to the rear garden with the use of large bi-folding doors, a pair of Velux roof windows as well as a pair of full-length windows position symmetrically, central to the bi-folding doors. This use of glass allows for plentiful amounts of natural daylight and provides a great sense of connection to the outside, perfect for summer months. The Ground floor side extension not only accommodates the new kitchen area but allows for a utility room (an essential space for young growing families) new downstairs WC as well as an office/ play room area to the front of the property.

Side and partial rear extension to the first floors adds large amounts of much needed floor space for any growing family. Although, only adding one extra bedroom to the semi-detached property, the master bedroom now features a walk-in wardrobe as well as a spacious en-suite. What was once a small and cramped WC is now a spacious master bathroom occupying part of the side extension, large enough to accommodate the whole family.

Our detailed planning drawings have recently been completed and formally issued to Manchester City Council.  Works will commence on site as soon as planning has been granted.
