The Brief

PJH Architectural Services were initially approached by our clients shortly after they had purchased a 2 bedroom bungalow on Ten Acre Drive, Whitefield. Our clients had purchased the property with the idea of it being a “doer-upper”, with initial ideas revolving around converting the bungalow into a two storey property, with a complete open plan ground floor layout and a more traditional 3 bedroom layout occupying the first floor. During the design phase our clients’ requirements grew, in particular their preference of creating a “new-build” aesthetic to the property. With Ten Acre Drive adjacent to Ringley Road, which boasts a number of luxury new build developments, its was important to our client that their property was befitting to the surrounding high standard of Architecture. Given the limitations of the existing footprint of the property and the alluring advantages of a new build development, such as VAT reclaim, greater energy efficiency and greater design flexibility, our client was faced with a pivotal question… SHOULD I KNOCK DOWN MY HOUSE OR RENOVATE?

After careful consideration and reviewing a number of our blogs – HOW LONG DOES IT TAKE TO BUILD A NEW HOUSE? and SELF BUILD AND VAT – WHAT CAN YOU CLAIM BACK? Our client decided to pursue a new build design, in the attempt to get exactly what they required.


With our clients brief in mind we aimed to create a harmonious blend of modern luxury and timeless design. The ground floor unveils a welcoming 4.5m x 5m family lounge, a sleek 4m x 3m office space, and convenient amenities such as a ground floor WC, cloakroom, utility/cooking room, and pantry. The heart of the home resides in the expansive rear facing open-plan kitchen, dining, and snug area—a space designed for both functionality and social gatherings.

A highlight feature is the corner glazing in the dining area, offering panoramic views and immersive connection with the surroundings as well as a bold architectural statement, seamlessly blending interior and exterior spaces. Such as the large expansive kitchen & island, which can be utilised for summer dining, designed by local kitchen designer & installer Diane Berry Kitchens. Additionally, the play of light and the expansive vistas enhance the dining experience, creating a dynamic and visually stunning focal point.

Ascending to the first floor reveals three thoughtfully crafted bedrooms, including a lavish 5.5m x 6m master suite. The master bedroom boasts a walk-in wardrobe and a generous ensuite, seamlessly connected to a sheltered balcony area—a private retreat bathed in natural light. The first floor also features a family bathroom and a well-appointed laundry room with a convenient laundry chute.

Connecting the two levels is an open atrium adorned with floor-to-roof glazing, allowing an abundance of natural light to cascade through both floors. The architectural prowess continues externally, with overhanging canopy soffits exuding an LA-inspired elegance, complementing the surrounding luxury properties.

The exterior showcases a carefully selected material palette, including modern linear grey brickwork, slate cladding, grey render, grey slates, and the warmth of red cedar cladding beneath the overhanging canopies. Large glazing features, reminiscent of Crittall style, adorn the front & rear elevations, harmonising with the internal Crittal doors. The front elevation is fitted with anthracite grey windows and an overhanging porch canopy that seamlessly integrates with the main soffits. The front elevation also boasts an oversized pivot door which creates a statement of luxury as you approach & enter the property.

Our design strives to create a residence that is not just a home; it’s a statement—a design where sophistication meets functionality.


Once the design was agreed, we moved onto the planning submission. Armed with our comprehensive and detailed drawings our client proceeded with a trusted planning advisor, whom we have a great working relationship with, to give them the best possible chance of approval. Full collaboration by PJH Architectural Services and our good working relationship with Bury Council, resulted in a relatively smooth the planning process.

Once planning was granted we addressed various planning conditions typical for new builds, including a ground contamination and mining reports, the formulation of a ‘Construction Traffic Management Plan’ (CTMP), a biodiversity mitigation and enhancement plan, and a surface water drainage scheme. PJH Architectural Services played a pivotal role in recommending suitable professionals to assist with the fulfilment of these conditions, ensuring a seamless transition from planning to the construction phase.

Building regulations, tender & construction.

Following the successful planning process, our focus shifted to preparing a comprehensive package of building regulations and tender documents. Collaborating closely with the structural engineer, we presented these detailed documents to our client, marking a crucial step in the project’s progression. The next phase involved initiating the tendering process, engaging with a select group of highly recommended local contractors. Throughout this phase, we remained dedicated to guiding our client, providing essential resources such as sample tendering letters, and offering valuable suggestions for choosing local contractors.

After the client instructed one of our recommended contractors, we assisted with the building control application to an approved inspector. Construction is currently on-going and we have been making regular site visits to review workmanship and progress on behalf of our client, with work set to be complete in Spring 2024, we are excited to soon be sharing some completed photos.
