SHOULD I KNOCK DOWN MY HOUSE OR RENOVATE?

Portfolio Description

A common scenario that arises when a homeowner wants to seriously transform an existing property is deciding whether to renovate it or knock down and start again. The second option may seem extreme, yet it can actually remove multiple limitations and give you far greater freedom.

It can sometimes be hard to choose between the two, so we’ve put together some key considerations and the pros and cons, which should help you to make an informed decision.

Factors to consider

  • Is the property listed or in a conservation area? This is the first thing to take into account, as a protected building can’t be demolished unless there’s absolutely no viable alternative. There will also be strict guidelines relating to its renovation.
  • What’s the size and scope of the project? How large is the property and what will a renovation entail? Will it be achievable within your desired timeframe and budget?
  • Will it affect your neighbours? If your property is close to other residential properties, you’ll need to work out which approach is most suitable.

Reasons to renovate

There are many reasons why our clients choose renovation over a demolition and rebuild approach, such as:

  • More cost-effective. Unless the property is in an unsalvageable state, a renovation will more than likely cost less than knocking it down and starting again from scratch. Take a look at this home refurbishment in Wilmslow for inspiration.
  • Speed of project. Renovating is often faster than the alternative too.
  • Planning approval. Renovating a property can be a much smoother process because planning approval is easier to gain.
  • Architectural charm. Does the property have genuine character and tell a story? Knocking it down will eliminate all traces of this unique style and fascinating heritage, whereas a renovation allows you to retain certain features.
  • Lower environmental impact. It’s always greener to reuse things where possible and this even applies to buildings. Renovating a property requires less energy and creates less waste than a rebuild.

Reasons to knock down and start again

Though a renovation may be possible, you might decide that knocking down and starting over is the better option. Reasons for this can vary, such as:

  • VAT reclaim. When you opt to self-build your own home, you can claim back the VAT. Depending on the size of the build, the savings may enable you to upgrade your plans even further.
  • Energy efficiency. The design and construction of a brand new property gives you the ability to take energy efficiency to a whole new level. Many of our clients are very interested in green homes, so this is an opportunity to integrate environmentally friendly systems such as ground source heat pumps, SIP panels, solar PV materials and water conservation solutions. This eco home near Knutsford is the perfect example.
  • Orientation. Does the property currently have a living room that receives very little natural light, or does a bathroom window overlook a busy road? A new build property means that you can choose the orientation and layout of your home, removing problems that a renovation simply can’t solve.
  • Everything is totally new. There’s nothing quite like a brand new home that’s designed around your every need and preference. This is one of the main reasons why people choose a new build over a renovation, as absolutely every element of the home is fresh, modern and there for a reason.
