New Build Apartments
As part of an investment opportunity, PJH Architectural Service were appointed to develop the site of the existing Mason’s Arms pub, off Wigan Road in Atherton and create new build apartments. The site sits on a prominent corner plot between the junction of Wigan Road and Schofield Lane within the main built up area. The land is currently occupied by a Public House (Masons Arms) with ancillary buildings to the rear and a car park to the side.
PJH Architectural Services have designed a sympathetic 3 storey apartment block which contains a total of 12 flats, together with associated parking and amenity space following the demolition and removal of the existing buildings. The design maximises floor space and provides 12 two bedroomed apartments between 615 and 665 Sqft, each with open plan kitchen and dining areas and separate bathrooms. Consideration was given to the context of the site, with a series of terraced properties to the Western boundary and an old late 1800’s farmhouse to the Southern boundary, we came up with a design that allowed for a tiered approach grading down to the rooftops of the terraced properties, which maximise’s internal usable floor area and provides a softer elevational context.
The top two apartments that occupy the left hand half of the second floor, incorporate the use of vaulted ceilings which provides a greater feeling of volume, this also enables the use of roof lights to provide direct natural daylight into the open plan kitchen/dining areas and bedrooms.
PJH have worked very closely with a planning consultant (Gary Dean Associates) who we have a longstanding working relationship with, the advantage to this early collaboration is that the overall design can be considered from a planning point of view and all angles covered in detail prior to planning submission, thus increasing the likelihood of receiving planning approval and ensuring that the planning period timescales are kept to a minimum.
It has always been our client’s intention to market the site along with planning consent for the new build apartments once approved, now that this has been achieved, it has enabled him to bring his scheme to the market and demand an amplified value of his plot.
