Extension Hale

PJH Architectural services were approached by our client to design their loft conversion, as well as their home extension in Hale. Their existing sizeable semi-detached property, located on laburnum Lane, Hale, simply did not work for a young growing family who wanted to create a warm and comfortable family space . We set out to extend and design a larger and more family friendly open plan layout, inspired by client driven ideas, and working within Trafford council’s current planning policy parameters, we were able to create something we felt perfectly suited our client’s requirements, and gave them that wow factor family space.

Focusing on the ground floor and the hub of the house, it was a necessity that the proposed kitchen space was not only larger than the existing space, but opened up the available area. By extending to the side and rear of the ground floor we were able to create a large open plan living area, by removing the walls previously separating the kitchen, WC, utility and dining room. Creating a mass of natural daylight within this newly created open plan space was an important factor within our design, taking into consideration the orientation of the property, we looked to incorporate 4 sets of full height feature windows to the side elevation which maximise’ s afternoon sun, a total of 5 rooflights were introduced within the vaulted ceiling of the wrap round hipped mono pitched roof, complete with cranked steels. A large set of bi-folding doors to the rear elevation provides uncompromised access out into the rear garden, and channels views from within the front of the house looking out to the rear.

The layout of the front of the property remains the same, however following a full renovation inclusive of full new electrics, plastering and decoration coupled with the addition of WC off the main hallway the whole of the house offers that new aura.

The first floor has some small changes, as our clients was happy with current sizing of the bedrooms, the changes mainly relate to new bathroom facilities. The existing separate WC & bathroom have been combined as one to create a larger more user friendly family bathroom. Our clients felt that the existing 4th bedroom was better served by transforming this into a large en-suite accessed directly off the existing master bedroom.

The dormer loft conversion looked to add a new bedroom to the property and comes complete with a generous en-suite, which serves as an ideal self-contained space, for regular visiting relatives. The design encompasses a set of rear facing Juliet balcony doors  which provide copious amounts of natural daylight.

As one of Trafford Councils accreted designers, and with extensive knowledge and previous experience in designing loft conversions and home extensions in Hale and surrounding areas, PJH Architectural Services could confidentially, swiftly and economically provided full design services consisting of full planning drawings, detailed building regulations and tender drawings and full contractor tender services to our client as part of a combined Architectural package.
