Our clients have recently purchased this semi-detached property of Malvern Avenue, Urmston with the intention to maximise the available space and reconfigure the internal layout to better suit their needs. The ground floor layout was a classic semi-detached, isolated rooms with a small kitchen extension to the rear and a large double garage. Our client looked to...

Our clients detached property on Oldstead Grove in Bolton, suits our client’s location wise but they are growing family could do with a bit more space. So, we designed with the intention to maximise the available space and reconfigure the internal layout to better suit their needs. The ground floor existing layout had big, but isolated rooms. Building Regulation Drawings Produced – Prestwich, Manchester

PJH Architectural Services have recently produced a set of building regulations drawings on behalf of our client. This terrace property in Prestwich, Manchester, look to extend the kitchen and utilise the permitted development rights. By removing the existing garden room attached to the rear elevation of the property and extending the permitted 3m at the rear, we was able to create much larger kitchen area for our client. Internally we have removed some walls to create an open plan space...

Planning Approved – boothstown, Worsley

Planning has recently been received by Salford City Council for our client’s ground floor side extension on their property in Boothstown, Worsley. Our clients wanted to extend to the side as much as possible, while still abiding Salford City Councils planning policies. In order to compensate for diagonal orientated boundary line, we introduced a stepped side extension, in order to maintain the required 850mm clearance, but still maximising available space. The proposed extension allows for a new large open plan...

Planning Approved – Lowton, Cheshire

Planning has recently been received for our client’s ground floor side & rear extension on their property in Lowton, Cheshire. Our client has recently moved into the property and has fell in love with the Georgian Era property, but unfortunately has come to realise the kitchen space is not big enough for their needs. With this in mind, we looked to extend to the side and rear in order to create a large open plan kitchen and dining area. Upon...

Building Regulation Drawings Produced – Astley, Manchester

PJH Architectural Services have recently produced a set of building regulations drawings on behalf of our client. This Semi-detached property in Astley, Manchester, had previously extended partially to the rear, creating an outrigger dining space. Our client felt the garden space alongside this outrigger was dark and underutilised and the current kitchen space was too small. By infilling to the rear of the property we were able to create an open planning kitchen and dining area, ideal for this family...

Planning Submitted – High Legh, Cheshire

PJH Architectural Services have recently submitted a planning proposal on behalf of our client. Having lived in the property for a couple of years our client found that, in terms of floor space, their property more than met their requirements but functionally it did not. Previous owners had extended in the past with a rather large outrigger extension and then again with a conservatory on the back of the outrigger, this in turn created a corridor of rooms and was...

Site Progress – Plumley, Knutsford

Works are progressing well on site at one of our exciting projects near Knutsford. With demolition now finished the concrete raft foundation has been installed and brickwork/blockwork has commenced. Once complete, the SIP panels can be installed on this ECO-home new build property set within the Cheshire green-belt. Its great to see some positive progress on this project, which like many was halted due to the current circumstances. We are very much looking forward to sharing regular posts on this...

Works are progressing well on site at one of our new build projects in Bold Heath, with the brickwork complete, windows and doors fitted. With roof works to the main roof now closing completion, the flat roof, balcony area above the ground floor open plan space, is next on the to-do list. Once the ground floor roof works are complete, the current scaffolding will be taken down and we will finally be able to see the elevations fully. We are...
