Planning Approved – Bolton, Greater Manchester
Planning has recently been approved by Bolton Council on behalf of our clients ground floor rear extension and first floor side and partial rear extension on the property in Bolton, Greater Manchester. The property had previously been extended to the side and partially to the rear at ground floor level. The extension housed a garage to the front and a dining room to the rear. Our client felt this space could be better utilised and like many young families, felt a more open plan space would be better suited to their way of life. So, by extending to the rear creating an “infill Extension” and removing the existing rear perimeter wall and a few internal walls we were able to create an open plan kitchen dining and snug area. Completing the space with sliding doors, roof lights and full height windows, to allow copious amounts of daylight into the space, we also looked to included pocket doors between the snug and front room to offer the potential for an even larger open plan space if desired. By converting the existing garage we was able to provide a new ground floor office space to the front accessed off the main hall as a well as new utility room/ boot room with access external and from the open plan kitchen.
To the first floor we needed to create a new master bedroom complete with walk-in-wardrobe and en-suite. Extending directly above the existing ground floor side extension, saves in steel cost an gives a more complete look to the elevations. With the first-floor side extension used entirely for the master bedroom and facilities. We look to put a small rear extension, again on top of the existing footprint, to provide more space to the back bedroom. Upon receiving planning consent, we have produced a detailed set of Building Regulations drawings. These drawings can be used to get accurate quotes from builders and contractors.
