Planning Submitted – Brooklands, Manchester
Planning has recently been submitted to Manchester City Council on behalf of our clients ground floor side extension and external renovation to their property in Brooklands, Wythenshawe. The generous footprint of the property meant our client was not looking to massively extend the property, rather further extended his lounge in orderr to create a “cinema room” but also provide a space using glazing features such as, 6m sliding doors, Velux roof windows, letterbox window and a picture seat window. The property boasts an existing layout which is large and usable, with modern fixtures, fittings and finishes, but the property has had very little TLC to the externals.
The original brief was to fully render the property to provide a new build feel, after visiting and drawing up the existing elevations we discussed our option further. As the property is so large and the elevation “flat”, we felt a fully rendered finish could create a very imposing front elevation, and could provide problems in the planning process. We played around a with a few ideas and introducing cedar timber cladding and potential porch works. After further developing the design with our client, we feel the proposed works creates a new build feel and massively modernises the externals of the property to suit the recently renovated internals. Now planning has been submitted we look forward to receiving consent from Manchester City Council and progressing onto producing building regulations drawings for our client.
