Planning Submitted – Timperley, Altrincham
Planning has recently been submitted to Trafford Council on behalf of our clients ground and first floor side and rear extension, in Timperley, Trafford. This semi-detached property sits on the corner of the street and as such offers great potential for extensions. With this in mind the previous owners have extended a number of times to the ground floor with side & rear extensions. This has created a “stepped” gable side to the property, these steps maintain the required separation distances on the diagonal boundary line. Therefore, the ground floor layout was on the large side, but was very incoherent and despite its area, often felt isolating. Therefore the brief was to create a space that was usable and felt natural, not a overkill of mismatch extensions. By taking out a few internal walls, and creating a large open space within the extended areas tied together with glazing and architectural features, we created the perfect space for the entire family to enjoy.
The first floor works consist of extensions directly above the existing ground floor footprint. Sounds simple enough, but as with the initial issues with the ground floor, the stepped extensions created a lot of space – but an awkward layout to work with. With a number of different options, and wary about side facing bedrooms and the requirements of frosted glazing, we were able to treat a 6-bedroom property from the previous traditional 3-bed semi. Given the imposing nature of these large extensions we felt going own a CGI visual elevation would be beneficial to the application. Now planning has been submitted we look forward to receiving consent from Trafford Council and progressing onto producing building regulations drawings for our client.
