Building Regulation Drawings Produced – Urmston, Trafford
PJH Architectural Services have recently produced a set of building regulations drawings on behalf of our client for their ground floor rear extension project in Urmston, Trafford. The 3-storey semi-detached town house was built within the last decade and meets a lot of clients needs. Most of our client’s annoyances with the property are situated on the ground floor. The ground floor as built consists of a kitchen diner to the front of the property and a snug lounge to the rear, (with a main lounge on the first floor). This rather unconventional layout of a kitchen diner facing a main road is becoming more common in new build town house properties and is a common reconfiguration we undertake on this style of house. In addition to the layout, the general size of the kitchen dining area was simply too small for our clients growing family – therefore, we look to extend at the rear.
By extending 3m from the existing ground floor rear perimeter wall we were able to create a large open plan kitchen & dining area, complete with snug and tuck away utility room. This then enabled us to repurpose the existing kitchen space at the front of the property to a new main lounge area, which in turn provide an additional bedroom to the first floor as well as more traditional ground floor layout. Progressing under permitted development rights we have produced a detailed set of Building Regulations drawings. These drawings can be used to get accurate quotes from builders and contractors.
