Planning Submitted – Urmston, Trafford
PJH Architectural Services have recently submitted a planning proposal for our client’s ground & first-floor side extension and ground floor & partial first floor rear extension on their property in Urmston, Trafford. Our clients has recently purchased this semi-detached property of Malvern Avenue, Urmston with the intention to maximise the available space and reconfigure the internal layout to better suit there needs. The ground floor layout was a classic semi-detached, isolated rooms with a small kitchen extension to the rear and a large double garage. Our client to extended out 3 meters to suit their attached neighbours’ extension, and to create an open plan kitchen dining and snug area, as well as glazed office space spanning the full with of the rear. Our client also desired a new utility space and downstairs WC. By borrowing some space from the underutilised double garage, we were able to create these rooms.
The first-floor extension was slightly restricted, due to Trafford Councils planning policy we were only able to extend 2m to the side in order to maintain a 15m separation distance from the corner property on the adjacent street. Still, within this newly extended space we were able to create an additional master bedroom with en-suite, a new large bathroom and create a bigger more usable bedroom out of the front box room. To tie this works altogether, the porch is to be extended to line through with the garage and creating a canopy that wraps around the property.
