Building Regulations drawings produced – Holmes Chapel, Cheshire
PJH Architectural Services have recently produced a set of building regulations drawings on behalf of our client. Looking to renovate and extend their existing family home in Holmes Chapel, Cheshire. Our client wanted to create a home with a modern feel and a more suited layout to their family’s needs. In particular a new open plan kitchen, dining and snug area, large enough for the whole family to enjoy, was a MUST to our clients. Additionally a separate utility, office space and downstairs WC was required. With this in mind we looked to extend and repurpose the ground floor layout into something more befitting. Our clients wanted to demolish the existing large outrigger rear extension, which shape and layout was awkward and external appearance dated – a fresh start was desired. Extending from the opposite side of the property at partial width of the rear elevation, our proposed rear extension’s area is not to dissimilar from the existing extension, although it does create a more usable space and allows for a first-floor extension above. Utilising this newly extended space along with the existing dining area, we were able to create the desired open plan communal room. The existing garage was unused by our clients, so we agreed this space was best re-purposed into an office & WC. Finally, the now redundant existing kitchen looks to be the new separated utility room.
At the first floor we extended above the ground floor rear extension and added a new large master bedroom. Creating access & a en-suite to this bedroom from the existing bathroom, we looked to create the new main bathroom from the large existing en-suite. Our clients looked to renovate the external appearance of the property by incorporating a new porch and new timber clad to the front and rear as well as a overhanging canopy design to the rear extension, we feel this project will look stylish and contemporary while providing a home tailored to our client’s needs. Now issued, our BR drawings can be used to get accurate quotes from builders and contractors and works can progress.
