Planning Submitted – Sale, Trafford
PJH Architectural Services have recently submitted a planning proposal for our client’s proposed ground floor rear & side extension and first floor side extension their property in Sale, Trafford. The existing ground & first floor layouts did not suit our clients need in terms of size and practicality. With an existing outrigger kitchen extension which was impractical and isolating, our client wanted an open plan kitchen and dining area. In order to create this new space along with additional storage/utility spaces we look to extend to the side as much as possible, whilst abiding Trafford councils planning policy, and to the rear in line with the existing outrigger. We were able to create an integrated storage are to the front the of property, to compensate for the now demolished existing garage. we also included a spacious isolated utility room as well as the desired open plan kitchen & dining area desired. To the first floor, we look to extend out to the side, directly above the ground floor side extension. The existing 3 bedroom layout, common among semi-detached properties from this era, is dated and in practical for modern families. By extending to the side we were able to create a large master bedroom, with walk in wardrobe and en-suite facilities. Minor tweaks including removing chimney breast at first floor level, increased the footprint and practicality of the existing bedrooms.
