Planning Submitted – Broadheath, Altrincham
PJH Architectural Services have recently submitted a planning proposal for our client’s proposed ground floor rear & side extension and first floor partial rear & partial side extension their property in Broadheath, Altrincham. The existing ground floor layout was very isolated and consisted of a impractical conservatory and a very small outrigger kitchen extension, which was unfit for purpose. Like most modern families out client wanted to create a large communal hub for the entire family to enjoy. In order to create this, we look to increase the footprint to the side and rear, demolish the existing impractical conservatory and outrigger extension, and partially remove some internal partitions. Now with ample space, we are able to design the desired open plan kitchen, dining and snug area, an essential utility room and a downstairs WC. The first-floor brief was simple – create a large master bedroom and create a large bathroom big enough for the entire family. By only partially extending at first floor level to both the side and rear of the property we were able to not only stay within Trafford Local planning policy and create a stylish less imposing proposed front elevation, but also able to cut cost for our client by not over extending and creating unneeded space.
