Planning Submitted – Wythenshawe, Manchester

PJH Architectural Services have recently submitted a planning proposal for our client’s ground & first floor side & rear extensions on their property in Wythenshawe, Manchester. This “L Shaped” property boasts a large front garden which our client felt was dead space and could be better utilised.

To start we tried to maximise the footprint as much as possible, whilst considering the building line of the street – this restricted us due to how the property is situated within the corner plot of the street. Nonetheless, we started by mirroring the adjoining neighbour’s double storey rear extension and then looked to fill the dead space with a “infill” side extension, again at ground and first floor level. This gave us a good starting point, to meet our client’s requirements in terms of space.

With an ever-growing family, our client wanted a large open plan ground floor layout to act as a communal hub for the entire family. By removing some internal walls and utilising the newly extended space, we able to create a very spacious, open plan kitchen, dining and lounge area, complete with a set of 4m bifolding doors and rooflights in order to maximise the amount of natural daylight entering the space.

The first floor was a bit more complicated as our client desperately needed an additional bedroom, a larger bathroom and en-suite to the master bedroom if space permitted. To start we created the additional bedroom by mirroring the front facing bedroom into the in-fill extension, this was an important factor as our client desired two similar sized rooms for their two similar sized children. This left us with the rear of the first floor needing some reconfiguration in order to satisfy our clients needs. By utilising the new space to the rear of the property, conceding a small section of the previously under-used box/ storage room and swapping the existing bedroom around with the existing bathroom – We was able to create a much larger bathroom and the newly formed master bedroom was bigger and complete with en-suite & alcove fitted wardrobes.
