PJH Architectural Services have recently submitted a planning proposal for our client’s rather exciting home extension project. Our client currently loves their property situated in Monton, Salford and wanted to extend their home into something their family could grow into. So, we aimed to maximise the property’s potential as much as possible. Starting on the ground floor we looked to extend to the rear and the side, in order to create a large open plan kitchen, dining and snug area, as our clients found the existing outrigger kitchen too small and isolating. With plans for numerous rooflights and a set of large bi-folding doors, this space will now be flooded with copious amounts of natural light. From this we then looked to similarly extend the basement to the side and rear as to match the newly proposed ground floor footprint. This inhabitable space is currently used as storage and our client felt this space was massively under-utilised. Now with a largely increased floor area, we were able to create a spacious lounge, additional bedroom, WC complete with shower facilities and a gym area, all situated to the rear of the basement. At the front we have created space for a utility room along with a large storage space which is essential due to the proposed loft works. On the first floor, our client felt the current layout wasted space and wanted a larger bathroom, additional office space and an additional bedroom. By extending to the side directly above the ground floor & basement side extension and reconfiguring the existing layout we were able to meet our client’s requirements and include the required additional staircase leading to the proposed loft conversion. The loft conversion brief was simple – add a master bedroom complete with en-suite. Once complete the current 3 bedroomed semi-detached property will boast 6 bedrooms, 2 large lounge areas, open plan kitchen, dining & snug area, gym facilities and an isolated office space.
