Planning Submitted –Architectural Plans, Flixton

Planning has been submitted for our client’s proposed ground floor rear extension and ground & first floor side extension to their existing 3 bedroom semi-detached property in Flixton.

Sat on a corner plot with bags of potential, our client was looking to make the most of their site and utilise some of their wasted floor space, such as a single garage that was used as an overflow storage area!

Further to our initial consultation, we explained what would be permitted from a planning aspect from their local planning authority, Trafford Council. It was an important part of our brief that whilst the floor area was to be increased and internal usable space maximised, the rear and side garden areas were an important part of their families use. Having a young child and dog it was important not to sacrifice too much external space.

With careful consideration, we developed a design that provided a moderate size rear extension to provide a better use of their dining/kitchen space, by utilising their existing garage footprint, we enabled a utility, ground floor WC and office space to be incorporated. We extended above the old footprint of the garage, which allowed for a master bedroom with en-suite facilities to be incorporated with direct access off their existing first floor landing area.

In order to give a better feeling of space within the master bedroom, we adopted a vaulted roof design which meant that the ceiling level ran parallel with the roof slope, this allowed us to incorporate two large Velux windows within the south facing roof slope that will flood the bedroom with natural daylight all year round.

Having received full planning consent, we have produced a fully detailed set of tender drawings that can now be passed onto tendering contractors for accurate pricing purposes. Having this detailed information from day one ensures that all contractors can price for all the necessary elements of the build, which ensures that costs are kept within the clients budget throughout the course of the project.
